A large, mixed-use development on a historic site is always a challenging prospect – both for clients and their designers. The Corde team has plenty of experience in this field, so we knew that a coordinated approach – with targeted, carefully planned engagement – would be key to success.
The project needed to transform a brown field site in Gloucester into a buzzing community hub, complete with two GP surgeries, offices, housing, student accommodation, and public realm. We came at the scheme from several different directions and thought carefully about how they related to one another. How could we ensure that the development combined private and public uses successfully? Was there scope to share resources, or make layouts more efficient?
Our Corde team’s experience working together on similar projects meant that we could rapidly assess a wide range of options for the mix of uses, making key decisions early in the project and honing our ideas as the design progressed. The health centre formed the heart of the project, and we decided to place it on the first floor of a new building, setting the ground floor aside for car parking and higher floors for residential and office space. This provided an efficient use of space, while reducing any possible risk from flooding.
The development has a light footprint that belies its scale. We took a fabric-first approach to sustainability, with features such as brise soleil and planting screens on the street façade that both reduce environmental footprint and support wellbeing. The medical centre is targeting BREEAM “Excellent”, with measures including cycle storage, low-energy lighting, photovoltaics and use of sustainable suppliers.
When complete, the redevelopment at Gloucester Quayside will be a new local landmark, with a range of facilities accessible to all who need them. By paying close attention to the details of the brief, and by using our experience to manage a complex brief effectively, we were able to deliver a vision for the site which raises standards for sustainable, efficient design, and creates a genuinely fulfilling place for the community.
